Description 0

Esposti Park is a 36-unit market rate apartment project located in the Shiloh Road Village Vision Plan (SRVVP) area of Windsor. The SRVVP envisions a mixed-use, walkable neighborhood around the intersection of Shiloh Rd. and Old Redwood Highway directly off Highway 101. Most of the existing area is devoted to rural residential properties. The project site is located on Old Redwood Highway in the northeast area of the plan. An apartment project, Windsor Redwoods, was built on the adjacent property to the south several years ago.

The project was part of the Town of Windsor’s Merit Program in 2013 which is the method the town uses as part of their growth control ordinance as a way to allocate residential permits. The project also required a general plan amendment and a zone change to allow for a higher level of density. As part of the project the developer constructed a pedestrian crossing across Old Redwood Highway to provide for safe pedestrian access from the project, and future neighborhood, to the public park across the street.

This project sits to the north of a new street constructed as part of the Windsor Redwoods project. The street will eventually continue to the west leading to the future commercial area of the neighborhood. The three buildings of Esposti Park are oriented to this new street (Kendall Way) and to Old Redwood Highway, and have individual unit entries with access directly from the sidewalk. The buildings screen the view of the parking lot from the sidewalk. The two buildings fronting onto Kendall Way each have a small courtyard through which several units are accessed allowing for a place for residents to relax and interact.

The units are a mix of 1, 2 and 3-bedrooms, flats and townhouses. The buildings are a mix of 2 and 3-stories. Exterior siding includes board and batten and horizontal board siding with galvanized metal accents in awnings and balconies.
